Online real estate investment is based on a regulatory framework that most guides skim over. Since the entry into force of the European regulation 2020/1503, crowdfunding platforms operating in France must hold the Participatory Financing Service Provider (PSFP) approval, issued under the supervision of the AMF. This obligation, with a compliance deadline set for November 10, 2023, fundamentally changes the approach to dematerialized real estate investment.

PSFP Approval and KIIS Document: What the European Framework Changes for Investors

The European regulation requires PSFP-approved platforms to provide a standardized information document (KIIS) for each project. This document details the nature of the financing, associated risks, fees charged, and exit conditions. For an uninformed investor, a reflection period is also provided before any commitment.

We recommend systematically checking for the presence of this approval on the AMF register before any payment. A platform that markets real estate projects without PSFP approval operates outside the legal framework, which removes any regulatory protection in case of disputes.

The existence of this framework should not create a false sense of security. On the Homunity platform, which has been PSFP-approved since November 2023, about one-third of the invested amounts are in repayment delay. Nearly 12% of the portfolio is linked to developers in collective proceedings (safeguard, recovery, or liquidation). The approval protects the transparency of information, not the profitability of the project.

Choosing an Online Real Estate Platform: Technical Criteria to Verify

The choice of a platform is not limited to comparing the advertised yield rates. A high announced yield sometimes masks a similarly significant default or delay rate. We observe that investors who focus solely on gross yield overlook three critical parameters.

  • The repayment delay rate on past projects, expressed as a percentage of the amounts collected. This figure rarely appears on the homepage, but PSFP-approved platforms are required to disclose it.
  • The sectoral diversification of the proposed portfolio: a platform focused on a single type of program (residential development, for example) exposes investors to systemic risk if the local market turns.
  • The conditions for early exit. Some platforms offer a secondary market to resell shares before maturity. Others lock the capital for the entire duration of the project, sometimes for several years.

A often underestimated point: the financial health of the platform itself. A company that records consecutive net losses may reduce its analysis teams, which degrades the quality of project selection. The annual report, available on Pappers, provides a quick overview of the situation.

Digital Property Management: Balancing Total Delegation and In-House Tools

For direct rental investment (purchase of a physical property financed and managed through digital tools), property management is the area where online platforms have made the most progress. Two approaches coexist, with very different financial implications.

The first involves delegating the entire management to an online agency or a turnkey platform. Property management fees generally range from 5 to 10% of the rents received, depending on the level of service (tenant search, inventory, management of arrears). This option is suitable for investors who buy remotely and do not wish for any operational involvement.

The second relies on in-house digital management tools. Solutions like Yanport allow real-time tracking of rental market prices, while other software automates the drafting of leases, receipts, and reminders. The time savings are real but require a minimum of legal competence to correctly configure the documents.

We observe that the choice between these two models depends less on the amount invested than on the number of lots owned. Below three properties, in-house management remains viable. Beyond that, the time spent on administrative tasks eventually erodes net profitability.

Net Profitability and Taxation: Variables That Online Simulators Omit

Free profitability simulators generally calculate a gross yield (annual rent divided by the purchase price). This figure is misleading. Net profitability includes condominium fees, property tax, PNO insurance, management fees, and rental vacancy. Few simulators automatically cross-reference all these parameters.

Taxation adds a layer of complexity. In furnished rental under the real regime (LMNP), the depreciation of the property and furniture significantly reduces the taxable base. In unfurnished rental under the micro-property regime, the flat-rate deduction is simpler but often less advantageous once actual charges exceed the deduction threshold.

Before validating a project, we recommend manually recalculating net profitability after tax, incorporating the actual cost of credit (nominal rate, borrower insurance, processing fees). A spreadsheet is sufficient. A gap of two points between gross yield and net yield after tax is common, sometimes more for properties requiring renovations.

The online real estate investment market offers unprecedented accessibility, but this ease of access does not exempt one from rigorous analysis. Verifying PSFP approval, examining the actual delay rate of platforms, and manually recalculating net profitability after tax remain three steps that technology will not replace.
